Are my CPU and GPU temps okay? If not please help with recommending small aftermarket CPU coolers!

Okay, so I built my first PC yesterday, and I've been trying to get a feel for my system and how well it functions.

So I downloaded CPUID HWMonitor and launched ARMA 3 to check out the operating temps with my most intensive game I own.

So after playing for 30 minutes or so, the CPU, which is a i3-4160 with Stock Intel Heatsink and fan with pre-applied thermal paste, was measuring at...
Min: 50 celsius, Max: 74 celsius, and Average: 65 or so Celsius.
I thought this to be a bit high, but the cpu usage was high too at...
Min: 60%, Max: 100%, and Average: 85%.

My GPU, which is a Sapphire R9 270x Dual-X was a bit more understandable, staying around 60 celsius most of the time, and the usage was around 70+ %, Although I want to include this just to be safe if it is a bit high.

The CPU and the GPU normally idle around...
CPU: 35-40 Celsius and GPU: 38-41 Celsius, which I also thought was a bit high too.

Other components and information that I thought to include are my...
CASE: Rosewill Redbone U3
Case Fan(s): one Front 120mm Intake fan, one Upper Side 120mm Intake fan, and one Rear 120mm Exhaust fan (All the these fans were included with the case)

and the average temperature of my location...
Room Temperatures: 75-85 Fahrenheit (24-30 Celsius)
Outdoor Temperatures: 95 Fahrenheit (35 Celsius) with High (80ish% Humidity)

If these temperatures are a bit high, it would be great if you recommend some smaller aftermarket CPU coolers(as I don't think my case will support a large cooler).

Any help and insight would be greatly appreciated and Thanks!

Set up looks fine the way you have it Eden.

Without doubt though change the Intel stock cpu cooler for an after market cpu cooling solution.
A decent one will have your I3 about 10 to 15c cooler under heavy load.
Heat is the enemy so the cooler the better.

if your not overclocking why get a aftermarket cooler? these cpus will last years at that temp there.

What brand or specific model of CPU coolers do you recommend? I know larger cooler such as the 212 Evo conflict with the side fan, and I really want to stay away from Liquid cooling for now, since I'd know I screw something up.
