Upgrading PC Build but am not sure what to upgrade as I am on a budget.

I have £400 to upgrade my PC.
My current build is:
Processor: AMD FX 6300
MotherBoard: Gigabyte GA-970A-UD3P
GPU: XFX R9 270
RAM: 8GB Corsair Vengence
Storage: 1 TB Hard Drive
PSU: Corsair CX500M

I obviously cant upgarde all of the parts with this budget. I was thinking of upgrading the Graphics card to a Nvidia GTX 970 and a SSD or upgrading the motherboard and processor to Intel i5 4690K and a SSD.
What will have the largest effect on frame rate and performance. Maybe what I've suggested wont give large enough improvements to warrant upgrading I don't know any help will be appreciated.

UPDATE:
So I think Im going to get a CPU cooler, a new power supply and a new graphics card. What is the general consensus on graphics card the R9 290 or GTX 970?

This would turn your system into a beast. Just make sure the CM 212 EVO fits in your case. If not, get a different cooler.

I think he is just fine with the processor and motherboard. Would be a waste to cancel those out in my opinion. An update to the graphics card and an additional SSD would be perfect I think. Maybe a quality aftermarket cooler if you don't have one yet.

Or you could roll with this. You could sell your cpu, mobo, and 270 and buy a something like a GTX970.

Get an XFX 650W power supply or a Seasonic 620W power supply as the Corsair CX series of power supplies use poor capacitors. Also invest in a NVIDIA GTX 970 in my opinion.
