Choosing The Right GPU and Monitor for my needs

So I am in the process of putting together a new gaming / design build and I am torn between wich setup to go for, I want a 27" IPS Primary Display that runs at 1440p and possibly with g sync, then have a secondary 24" display. My problem is finding the right GPU solution to achieve great performance, I am torn between getting a 970 and saving money or splurging for a 980 ti. Is g sync worth it? What about just going with a 1440p 60hz display? What are my best options?? I want something that will last at least 3 years.

Will a GTX 970 be able to handle:
Modded Skytim ( High Res Textures)
Farcry 4
Fallout 4 (Speculation is ok)
GTA V
And any newer game in the next 2 years at 1440p 60 or 144hz, would I be better off just getting the 980 ti just to avoid upgrading?
I really want to get a 1440p monitor because I feel like 4k is still a few years off, I haven't bought a monitor in almost 8 years when I bought a dell computer when I was 13 and it has a max res of 1440x900 I feel like I am in the stone age :p
