Very High cpu temperature with hyper 212 x evo

Hi! Friends finally got replacement for my i5 4670 k and i already have cooler master hyper 212x cooler, thermal paste i used with it is cooler master v1 ic value.
The digit i got are
Min(room temp) Max( under load)
Core 1 42 deg cel - 69
core 2 41 - 71
core 3 37 - 68
core 4 39 - 68
Software used rog real bench( stressed using bench test)
Room temperature 35-40 deg cel
Is this because of low quality thermal paste or every thing is normal.

Before watercooling my 4690k my temps under load hovered around 60-65, but ambient temperatures were around 25*C all the time. Your ambient temps are WAY higher than normal which is likely one of the causes.

The 212 is a great cooler for the price, but still uses AIR as its heat dissipation source. Meaning, higher ambient temps will lead to less heat dissipated and as a result higher core temperatures. For a room that hot, a bigger cooler would benefit you greatly. Try replacing thermal paste first, and see if that helps any. I use the Arctic Cooling MX-2, works really well.

Haha this is the temperature at night, during afternoon it reaches around 40-45 deg. cel.

I have corsair carbide 400 r, with the fans which comes pre installed on case and two sickle flow 120mm one on the side and other at the top

Are you overclocking or is this on stock clocks?
With room temps in the 95-105f range. I would say those temps are pretty good even if on stock clocks.

I keep room temps in the 17-19c (64-68f) range when stress testing and I see max temps reach 68c with Phenteks Ph14D heatsink with Noctua iPPC-3000 PWM fans.
