Is there a real difference?

Lately I have been looking at motherboards for my new Intel Core i7-4790K and I have come across a few so far...

I saw that a lot of them are similar... but is there one that is better than the rest? I'm terms of performance... not necessarily price.

You need to look at the features. What NIC card is it using (is in the superior Intel or inferior Realtek) what sort of SATA setup does it have, how good are the components and warranty.

All of them are pretty much the same but a few differences. The Sabertooth uses higher grade components, normally, to last longer and normally has a longer warranty.

It depends on what features you want in a board more than anything.

I like my asus z97 sabertooth mark 2 (not the mark 1 you posted). I'm running my 4790k on it at 4.4ghz with no issues (all cores HT on).

In my opinion go for the mark 2 or the msi gaming 5.
