farcry 4 10fps

i have looked at other post about this issue i have restarted and reinstalled all drivers for the card and im still having this issue?

i have an i7 4790k
asrock extreme 6
24gb ram
gygabite 970 gaming 1
750 watt psu

i just bought the the gygabite 970 yesterday and i still cant play farcry 4 even on low. i used my msi burner and it says im getting 60-63 fps
but when i play the game it it lags like no other

Is your monitor plugged into your GPU? If it is plugged into your MOBO then it is running on integrated graphics.

What temps are your GPU and CPU running at?

What is the manufacturer of the PSU? This probably isn't the issue but if it is a really bad PSU like a coolmax PSU then it could be overloaded.

gpu 49% 76c
cpu 20% 27c
fps maxes out at 18 lowest is 8fps (IN GAME) LOW SEETINGS
i have a coisair 750
and monitor is pluged into the GPU
i have direct x 12 and windows 10 driver update instralled on nvidia (DRIVERS UP TO DATE ON WINDOWS AND NVIDIA)

have you tried any other games??

Try benchmarking it as well and see how it stacks up to other 970s.

I have a 970 and a 4790k and it plays far cry 4 ultra with ease.

It definitely is not an overheating issue, It is some sort of software issue, Those other games on ultra??

Try re-installing the game.

i did that yesterday night and verified the files omptimized it as well nvidia
both games are on ultra running no problem. how do i do the benchmark thing where i compare it with soembody elses 970

i was getting with my cpu producing an imgage it maxed out at 6.8 fps a second in lil bit over a minute
could that be my problem that my cpu isnt doing much as it is supposed to do because and i5 cpu scored ALOT HIGHER THAN I DID and i have a i7 4790k cpu I THINK THERE IS SOMETHING WRONG THERE

I am not sure what the problem is exactly, Im guessing it is a software problem if you get good scores in 3dmark but the 4790k is PLENTY powerful for that GPU, are you MOBO drivers up to date?? run prime95 version 26.6 and tell me your temps VVV

Sounds like a software bug.
1. Uninstall/Re-install game
2. Turn off all other background apps, leave just fps counter software, but not MSI afterburner of EVGA precision, because they have problems with some games, especially with Far Cry 4. Just use steam fps counter, fraps, bandicam, or even Nvidia shadowplay counter.
3. See if this helps.

i have downloaded primetime 95 26.6 version i have no idea how to operate this program at all
i have unistalled the game and manually deleted files after the unistall.
Uplay runs my farcry 4 steam doesnt run my farcry 4

So i used steam counter on batman avg 15 to 20 fps far cry is 8 with msi hardline is 20 most i think i got a bad gpu

OKAY SOP I FIXED FARCRY LOW FPS WITH THE HELP OF EVERYBODY WHO POSTED AND RESPONDED THANK YOU AND I HOPE YALL READ THIS

I WENT IN TO MY ATUNING SET MY CPU IN PERFORMANCE MODE INSTEAD OF STANDARD AND I OC MY GPU AT A STABLE OC CORE CLOCK 105 AND MEM CLOCK 200 ON MSI AFTER BURNER AND IM GETTING 60FPS AT TEMP 56C ON THE GPU AND 46C ON THE CPU
