I want to know if there is a noticeable fps and overall performance increase?!! and in games?
I will be also getting the msi z97 gaming 5, is it good?

Its expensive in my country and that means that i will be selling my ram too, so is the i5 4690k or i7 4790k worth it??

I wouldn't, to be honest. You've a graphics card in the system, so won't benefit from the enhanced Intel Graphics on the newer chip and in general a processor upgrade will not see increased performance in games compared to upgrading the GPU.

The question you need to ask yourself is what you intend to do. If it's pure gaming, then the current CPU should be fine; if you're thinking of doing anything CPU intensive such as video encoding or photo/3d editing then the extra oomph of an i7 or newer i5 will likely be noticeable.

Ultimately, it's your decision - but given the arrival of Skylake, the Z170 chipset, and DDR 4 RAM to the mainstream it would be much more prudent to wait a generation. Else you'll upgrade to a dead end and still need specific upgrades
 
You need to find out if cpu is a limiting factor in YOUR games.
Here is one way to do that:

To help clarify your CPU/GPU options, run these two tests:

a) Run your games, but lower your resolution and eye candy.
If your FPS increases, it indicates that your cpu is strong enough to drive a better graphics configuration.
If your FPS stays the same, you are likely more cpu limited.

b) Limit your cpu, either by reducing the OC, or, in windows power management, limit the maximum cpu% to something like 70%.
Go to control panel/power options/change plan settings/change advanced power settings/processor power management/maximum processor state/
This will simulate what a lack of cpu power will do.
Conversely what a 30% improvement in core speed might do.

You could also experiment with removing one core. You can do this in the windows msconfig boot advanced options option. set the number of processors to less than you have.
This will tell you how sensitive your games are to the benefits of many cores.

If your FPS drops significantly, it is an indicator that your cpu is the limiting factor, and a cpu upgrade is in order.

It is possible that both tests are positive, indicating that you have a well balanced system, and both cpu and gpu need to be upgraded to get better gaming FPS.
