upgrade to Xeon E3 1231v3 or i5 6600K vs OC my current i5 3570k

Im debating on if I should upgrade my current cpu/mobo or just OC my current cup. My biggest concern is gaming with DX12, and if the improvements in performance will justify the $350-$400 cost.

I'm looking at the Xeon E3 1231v3 since is basically an i7 without igpu or the newer i5 6600k since ppl are saying its around 30% better than my current i5 3570k.

My current CPU is at stock speed

Intel i5 3570k
Crucial Ballistix Sport Low Profile DDR3 1600 8GB x2 = 16gb
BIOSTAR TZ77XE3 LGA 1155 Intel Z77
EVGA GTX 970
PC Power and Cooling PPCMK3S750 Slicencer Mk III 750w

DX12 isn't a criteria if you use a discrete GPU. Do you need more performance for other tasks or while gaming? An overclocked i7-3770K should be as fast a Xeon E3-1231 v3. Tasks that can take advantage of more than 4 threads (DX12 is an example) will run fine on the i7-3770K. I presume you'd also overclock the i5 6600K?
