Is it worth to upgrade the Phenom to FX.

No, it's a 4+2 phase design that has no coolers on the VRMs, it's also likely to throttle. Something like this is probably the cheapest you're going to get that would have an 8+2 phase VRM. If that board is still outside your budget, then you might want to save up more money or look at getting an FX 6300 instead.

This, along with the 8gb, will let you play most/all games on high-med.
You have to be the one to decide if its worth it but you probrably can't play Assassins Creed Unity with your current setup, with the new one, you could.
 
If you want an 8 core FX CPU you're going to have to buy a better motherboard than the M5A78LM/USB3. It only has a 4+1 phase VRM with no cooler on it, and it will likely cause throttling issues with the 8 core FX CPUs. Look for a motherboard with at least a 6+2 Phase VRM if you want an FX 8320 to work properly eg. a M5A97 EVO R2.0 if you want to stick with Asus. Look for something with an 8+2 phase VRM if you have any interest in seriously overclocking the CPU.
