Having a really tough time choosing parts for my gaming PC, please help!!

So I'm building a gaming PC soon and I need help deciding what to buy. What would be better for gaming? An i5-4690k with an overclockable MOBO (AsRock Fatal1ty Z97), with a CPU cooler, and a R9 380 OR A non-OC build but with a Asus GTX 970 GPU? All suggestions would be appreciated, thanks

Overclocking i5's brings very little to the table in game performance.

Go for a 4460 or 4690 and the GTX 970. The graphics card will bring you a lot more performance in games than the 4690K.
