help with fps in call of duty advanced warafare GTX 980TI KINGPIN

I just built my gaming rig last friday since my old psu fried my gtx 970 and the eithernet adapter on the Motherboard. Ever since i built this pc ive been having issues with fps. The first game played the game will run smooth at 91 fps at 1440p but as soon as i enter the lobby i lagg and my fps drop to 1 to 10 fps and then the game is unplayable and lags my system.I am not sure what is causing this since its the only game that is causing issues i can run far cry 4 on ultra at 1440p no issues and battlefield 4 at ultra and at 1440p.ive looked for solutions and tried everything i can think of. ive sent the gpu back to new egg and i got a replacement. uninstall the drives and reinstall them manually. my specs are below. I never had this issue when i had my gtx 970 ftw and

AFAIK, the game has had VRAM leaking issues on ultra details since launch. Never fixed, of course.

MSI AB over here reports a starting amount of around the 1gb mark, which keeps growing and never decreases unless you reboot the game. Once 4gb, always 4gb, and stuttering obviously ensues after that amount.
Bigger or more detailed maps, such as Instinct or Defender, tend to show this faster, although it seems to me that this happens only with the base game and the first DLC's maps; others mostly work like a charm...
Simply put, drop to high settings and you should be good, or remember to restart the game every 1~2 matches.

I tried that its still lagging and i just got rocket league and its doing it in that game somewhat. I dont think it can be the vcard because this is a replacement card. new not refurb. could only 1 stick of ram be causing this issue?

I never said it's the GPU in the first place. I implicitly said it's the game itself having issues :)
I don't know about Rocket League for PC, as I got it for free via PS+, but I can assure you that AW has issues on ANY hardware, be they weaker or stronger depending on your system and how you configured the game.

In any case, it can hardly be the single RAM stick. Dual-channel does bring a performance increase, but unless there are other issues behind a certain matter in a game, it usually translates in 2 to 5 more frames; in other words, nothing too noticeable.

oh i know it wasn't i replaced the GPU prior to posting here on Tom's Hardware my brain just can't compute how my old system had 0 lag but my new system is ive been buliding pc's since i was 12 and this is the firist issue ive had and cant figure out what the problem is. i didn't have these issues with my old system.
