Looking to upgrade 5 year old pc.

Hello everyone. I recently decided to spend some money on upgrading my 5 year old pc, because as a hardcore gamer I've come to realise it starts to struggle in many games. I usually play on 1920*1080 resolution. So here is the thing. I decided to keep some parts and make an upgrade that is gonna improve notably my current performance.
So here is my specs:
-Motherboard: Intel P55-us3l Rev 2
-Cpu: Intel i7 860 @2.8ghz
-Gpu: Asus GeForce GTX 760
-Ram: Kingston HyperX 4*2gb components @1333mhz
-Ssd: Kingston 120G Hyperx 3K (also have a Toshiba HDD 500gb)
-PSU: APEVIA ATX-CB700W {kinda sucks i know}

I can afford an upgrade up to 500euros.
I would appreciate any help regarding on what to upgrade that would be the most cost effective choice and would improve my system alot.

Buy a Z97 / Z87 motherboard (LGA 1150) something low price such as Asrock extreme 4.
Buy an i5 4690k intel CPU. This 2 item should boost the performance of the GPU. If you have more budget then...
Buy 650 ~ 850 Watt PSU with 80Plus Gold. (To keep safe your investment) & future upgrade that may use more power.
