I5 with 750 ti vs. I3 with 280x

should i get i5(idk model yet) with evga 750 ti or i3 4170 with xfx double dissipation 280x?
want to play games like far cry, battlefield, csgo, dying light, and like .5% video editing :)

CPU utilization is not much for most games. If you want to be playing massive open world games on ultra then yeah you need a good cpu, otherwise I'd go with the i3. Also look into an AMD build because you can get some really great cpu's for around the same price range that might better suit your needs.

i'll upgrade to an i5 in 3 years. so upgrades dont matter because the intel socket will change by then. So what i was thinking either the i3 4170 or fx 6350?

Depends. If you want to do streaming, video capturing, editing ect while gaming get the hexa-core, if you just want to game and would rather 2 more powerful cores than 6 less powerful cores then get the i3. In other words fx 6350 for multitasking, i3 for pretty much everything else.
