Upgrade to new CPU/MOBO or pick up a new GPU?

Hi all, I'll try and keep it short here. So I typically strictly play action rpg's and the game which I'd like to see the most improvement in is Marvel Heroes. This game plays more as an MMO/ARPG hybrid due to all of the players around in hubs and active zones playing together. And due to all of these players around, when attacks and effects go off, my pc tends to hiccup a bit and yield in low fps. From what I understand from the forums and what people state, the game is very cpu intensive as well. Now, the game by any means isn't perfectly optimized, but sometimes I wonder if upgrading my cpu/mobo or gpu could produce less frame drops and more consistent minimum fps. I also play other games, like Path of Exile which I don't have much issues with, Grim Dawn and new upcoming hybrid shooters such as Battleborn and Overwatch. Granted I'd like to set myself up so to be sort of future proof as well regardless if I'm advised to go the cpu/mobo route or the gpu.

So here's what I was thinking... i5 4690k + mobo or a gtx 970? Either way I go I would end up selling the other components on kijiji or something.

Thoughts? Ideas?

My current specs are as follows:

fx 8320 @ 4.8ghz
gigabyte 760 gpu
msi 990fxa gd65 mobo
samsung evo ssd 250g
corsair 650w psu
8gb ripjaws
2x 24" lcd monitors Acer 24" for gaming, synaps 24" for web surfing on the side.

Thanks, and awaiting some replies!
