As of today, what do you guys consider an above average or close to high end mb?

I'm planning a purchase (far away from now), but I'm keeping in consideration the lifespan of a cpu and mb. For example, one of the best machines I have ever seen or used is still powerful today it was a second generation core I7 k processor.

I have not been keeping up to date with technologies, so I noticed new chipsets and even socket specifications.

I'm interested in as many opinions as I can get on what a great system would be today that will last say 5 or so years as a top of the line system.

In the past I used the computer for gaming and 3d rendering. In the 3d world, Quadro cards are a way to go, but I stuck wih x70 series of Nvidia GPU's such as the 770 GTX. So the system would be a balance between the latest gaming and great rendering capabilities. This would be a home computer, not a work computer, but I would try to work profesisonally with graphics and rendering.

I have never overclocked a system, because I always thought the lifespan of the hardware would be in question, so I have no experience there. There is so much talk about pushing the limits and overclocking, that I'm interested in finding out what is "safe" to do with a system and how I should do that in the pre-planning stages.

So this post is a request for comment on building a system, my purchase date is more than 5 months away.
