Should I Upgrade i7-3770 to i5-4690k for gaming?

Hello everyone,

New to the PC gaming world and in need of some help. My brother is giving me a two year old PC(http://www.amazon.com/Dell-XPS-8500-Desktop-Professional/dp/B008X6V11K/ref=sr_1_2?ie=UTF8&qid=1448835196&sr=8-2&keywords=dell+8500+8gb+1tb) with an evga gtx 960 2gb graphics card.

The CPU it contains is an i7-3770. Considering these currently sell on Ebay for around $200 to $250 used, would it be worth selling it and replacing it with a newer intel CPU in the $200-$250 range(i5-4690k) for moderate gaming use? Or, should I be good to go as it is.

The only games I plan to play are sim racing games(project cars, assetto corsa, etc.). Other use will be very general PC applications(no video editing or other demanding applications.

The 3770 is still perfectly fine for gaming, even high end gaming, and will be for awhile now I feel.

My friend has a 3770 with a 980ti and ges 60fps 1080p with ease. Now yeh the 980ti is a beast but he was using a GTX 590 before with minimal problems. 60fps High settings 1080p for Witcher 3, MGS V 60 FPS Ultra, Fallout 4 High (No Godrays) 60fps 1080p.
