Why does my PC lag in games when it shouldn't be?

Hello! I am asking this question because, when I play games it seems like I get a lot less FPS than I should. When I play CSGO, it ranges from 120-150 FPS. On some days it goes up to 200-250 FPS. It seems so inconsistent and I can't figure out why. On other games such as DAYZ (MOD) It is barley playable (I get like 25-35 FPS), when I should be able to play it. Another example is ARMA 3 (I get like 12-20 FPS), that game is not even playable. I don't think my SPECS are THAT bad. If you could help that would be great! SPECS:

OS: Windows 8.1 (Upgraded to Windows 10)
CPU: AMD FX-8350
GPU: Nvidia GTX 970
RAM: GDDR3 8 GIG
MOBO: ASUS ROG Crosshair V Formula-Z
PSU: ROSEWILL RD700- 700Watt
If you need more information please let me know! I REALLY need to fix my performance issues.

Win10 is probably your problem along with many other problem posts i've seen and this os really draws out the PC technical to get things going properly. The os is new i get that but nothing was really ready for it, and now its a rush to get drivers out for it yadda yadda and problems problems. It will settle but just letting you know its not your hardware.

Theres a few possible causes and recommendations.

1. It is recommended to do a Recovery/Reset or Fresh install after an upgrade, just to avoid unnecessary conflicts which there often are.
2. It is recommended to turn of Automatic device driver updates if you have manufacturer specific drivers.
3. Check your memory usage isn't high on idle in task manager. If its high, google Win10 high memory usage, its a common problem.

I have recently reset my PC to factory setting, just to see if this was the issue. It was not I still have performance issues. When I get home I will turn off automatic device driver updates and see if it helps. I will also make sure my PC does not have high memory usage while idle. Also, should I just reset back to Windows 8.1?
