CPU's for Workstation, Server, Gaming Hybrid system?

I'm currently in the process of designing my next system that I plan on building early next year.

Task Flow
Workstation "Graphics Editing" "3D Rendering" "Video Rendering - 4K+"
File Server "GB+ sized File Transfers" "Running 24/7"
Gaming Servers "Running 24/7"
VM's "running 1-2 additional OS"
Gaming

I'm not entirely sure what kind of Xeons would be best suited for those task.
Any advice would be greatly appreciated.
 
Solution
Minimum is a 5820K or AMD 8 core running at 4.5 GHz. Better is a fancy Skylake Xeon with tons of cores (OK, 8 would work).

You'll need a dual NIC board and at least 16 GB of RAM.

In the case of limited space, only allowing me to have one full tower system in a room? as impractical as it would be having all of this running in one system, what kind of issues would I face?

File server running 24/7 will kill internet access for gaming (either playing or hosting). CPU cycles taken away from rendering or especially 3D editing because other processes are running. VMs need a good amount of RAM which also takes resources away from rendering and 3d editing...

There is no reason a server type host needs to be in the same room as people.

- File server with restricted Upload bandwidth from 50Mb/s to 30Mb/s still leaves plenty of bandwidth for myself.
- Gaming server and 3D Rendering can be compromised as these are personal additions if possible.
- I'm aware VM's require a lot of Ram, as for CPU power I am unaware.

My work will be freelance based and I will not be in an office with other people.
The Server / Workstation / Gaming setup will be worked from a small spare office in the house.

There are cases that let you install two separate machines in them. If you are planning on using just one machine make sure it has two separate network plugs so your gaming bandwidth is separated from the serving and get Intel-branded parts not boards with Killer or whatever nonsense.

Then how would you do it?

I've been doing half of those tasks for a good 4 years effectively on an I7-2600k system, all I'm looking for is an answer as to what processor/s would be required to cover the resource usage with the additional tasks.
Mainly focusing on the VM's and File Server requirements

I had already said how I would do it. With separate hardware for the server functionalities. All of those functions can be low power compared to the visualization system.
