bad gaming lag

bad lag when playing any game witcher 3, fallout 4, payday2. Temps max out at 43c under 80% load. Tried updating drivers, factory reset on OS. Please help guys, I'm stuck. Thank you in advance

System specs:
windows 10 64 bit
Fx 8350 closed loop WC
asus m5a99fx evo r2.0
8g ram 1333mhz
7870xt or 750ti gpu... have both
700w rosewell psu

Try this(These are win7 directions... Sorry)
I think its hardware acceleration..
Control Panel>Appearance and Personalization>Display>Change Screen Resolution> Advanced> Troubleshoot>Change Settings> Slide the Slider all the way to the right.

In other words, get to the place where you can change your screen res. and click troubleshoot. Then there should be a slider with a box that says "Hardware acceleration". Slide that all the way to full.
