Hesitating between some components. What would be the best deal?

Hello everyone,
Since it's almost time for component sales, I was looking to get a new Intel build since I'm currently having issues booting my computer.
I was looking to buy one of the ASRock Z170 motherboard, since it could overclock a locked Intel CPU.

Links to the motherboards:

ASRock Z170M Extreme4:

ASRock Z170 Pro4:
http://www.newegg.ca/Product/Product.aspx?Item=N82E16813157635&cm_re=z170_asrock-_-13-157-635-_-Product

I was thinking maybe buying the i3-6100 or the i5-6500, since from some pictures ASRock sent, both CPU can pull a good overclock.

So, what do you guys think I should do? Am I better off getting the i5 with one of these motherboards, should I get the i3 to save money or keep my current setup?

Current build:
Case: Thermaltake Armor A60
CPU: AMD Phenom II X4 965 BE running at 3.7GHz
Cooler: Thermaltake Frio (not exactly sure on the specific model)
RAM: CORSAIR VENGEANCE 8GB 1600MHz running at 1333MHz
GPU: XFX AMD R9 270X
PSU: Thermaltake TR-600W
Motherboard: ASUS M4A87TD/USB3

Please help, since I'm really confused on what to buy.

Solution
The PRO 4 would be better if you want to OC those locked CPUs. I believe it has a better VRM solution, although I will have to double check.

Thank you for your answer.
What is your opinion concerning the CPU I should pick, the i3 or the i5?
Since I'm playing on 1280x1024, I was wondering what would be the fps gain?

From this benchmark, is it really worth it to get the i5 for gaming?

Right now, I mostly play CS:GO and BF4. I plan to buy Rainbow Six Siege and Just Cause 3.
I barely get 60 fps on BF4 on High settings, will I be able to get 60 fps with the i3?

The i3 should be enough for your current games yeah but you're massively bottlenecking your GPU even now and an i3 will do so as well. If you plan on getting Just Cause 3 however I would recommend the i5 instead as it will not bottleneck the GPU and JC3 is a very CPU intensive game, an i3 will not cut it for that. Basically just get the i5 and you won't have to worry about upgrading anytime soon nor about bottlenecking your GPU.

The i5 would be great, but since I'm on a tight budget, I don't know if I could afford it.
If I get the i3, compared to the AMD chip I have, what would be the FPS increase?

Eh depends on the game mostly, but generally you'll see a good improvement in performance. I'm still recommending the i5 as that would eliminate the GPU bottleneck and perform a lot better both in games and non-gaming applications.
