CPU, MB and RAM combo choice

Hello, I'm in need of some help.

The site I'm ordering from is considered the cheapest in my country as well as the combo's listed in this thread is upgrade package deals so it will be hard to interchange parts for cheaper ones.

My goal is the following:
Play Counter-Strike @ 1024x798, would like to have as high as possible and stable fps. Apparently cs:go is cpu heavy when it comes to smokes and similar effect. I would also like to play Fallout 4 on 1080p 60Hz decently high settings.
Other than that I will only be programming and doing other low load work.

I currently have a set amount of money which gives me the following options:

I'm unsure what kind of positive effects the DDR4 will give contra the DDR3. The MB's supporting the DDR4 are a lot more expensive than the cheaper Z97 boards. The 1151 package deals do however come with a CPU fan. I do rarely change hardware because I'm a student, and often keep my PC till I just buy a new one in 4-5 years time. Maybe this could change if I get a 1151 socket. Not sure how much the Hyperthreading will help Fallout 4, but the single core performance of the 4790K is supposed to beat the 6600K, where cs:go mainly look at the single core performance with the currently used source engine. The option to get the new socket really eager me, however if the 6600K is outperformed in most of my settings and is more expensive is it really worth it? This choice is getting close to impossible for me without some feedback from a 3rd party view.

i wouldnt bother with overclocking. you pay extra for a 'z' board, a K CPU and a 3rd party cooler. for minimal gain. Put that $ towards a better GPU & monitor, storage

Get:
i5-6600
H170 board. preferably asus (most reliable)
DDR4
GTX 970

I'm not in the UK, just made the currency GBP for clarity. I think I should have pointed that out.
Haven't really considered going for non-K models, since I like to tinker with my hardware after a year or two.
Maybe I should look more into it. But since the difference between K model and not is often around 10-20 GBP and the clock speed difference from everything from 0,2-0,5Mhz I thought shipping in that little 10-20 GBP difference would be worth it?

A monitor I already have, and sadly 120-144Hz screens costs so much that going non-K won't budget that kind of screen.

I will build a complete new system, and a SSD is on the list of items to buy, no worries. Still not sure how far down I should go on the CPU just to get a better SSD or more expensive gpu than a 970/R9 390.

You suggest 6600 non-K, but still DDR4 option. Wouldn't we save the same amount of money going for DD3 and the 4790K option?

(Just throwing out questions to get a better understanding of it all)

SSD get the samsung 850 evo - minimum 250gb (for o/s and a few games. only install the games you currently playing)

no, forget the old series. DD4 is same price as DDR3.
970 is great for 1080p. you dont need to go higher. If you want higher you dont go 144hz , you go 980 or preferable 980ti with a 27" or 32" 1440p monitor

I already have a 1TB HDD, and was going to buy a 120GB SSD for OS + few games. I won't upgrade my resolution over screen Hz, in reality I'm focusing on cs:go where I already play on 1024x768 and more Hz is a clear advantage.

The "issue" with buying 6600 is that it's not included in any packages. So going for a 6600 instead of the 6600K won't save me much cash.

id shop around, theres no packages here that gets you gear cheaper than if you find the indiviual parts at the right sores.

Also, 120gb is too small these days for an o/s & game drive. it will magically fill up with save games and other stuff. Requiring you to pay constant attention. Heck i have about 10gb of fallout 4 saves alone. A poker game was storing 6gb of replays that i wasnt aware of till later.
Strongly recommend getting 250gb for the extra headroom.

I really have tried to "shop around" looking for cheaper parts, however, more often than not I won't reach the free shipping limit on more than two sites, which will make the hardware parts instantly more expensive than necessary.

I agree on the SSD part, however because of the limited budget, and I never cap more than 90GB the past 4 years on my OS drive I thought I could save some money going for a 120GB.

I will look into what I can do with shipping, but fear the cheapest option will be to stick with two sites to pass the free shipping price mark.

Thank you for your help so far, I will do some reason on 6600 vs 6600K etc. in the meantime, educate myself before making a final decision.

Indeed, but the 6600K is 3,5Mhz while the 6600 is 3,3Mhz. Or does that not matter much because of the same turbo speed of 3.9Mhz?
But maybe the biggest factor is that I'm having a really hard time finding a cheaper H170 DD4 i5-6600 option vs. the i5-6600K Z170 DDR4 CPUFAN package deal. I "feel" that the first option have to be considerable cheaper to make it a good purchase.
