Xeon E3-1230 V5 vs i5 6600 (gaming)

Buying a new CPU and a motherboard so I need to know what processor to buy. I use PC for gaming and school, I can get them for the same price.

Anyway to get some specifics on that PSU? Brand model number?. Do you realize DDR3 will not work with Skylake platform since it needs DDR4? Depending what kind of ram you are using it might be even worth considering to use it again or even search for the same brand with similar latencies to mix it up with dual channel in the future.
So i believe you forgot about this issue here, certainly to stay with DDR3 you need Haswell CPU.
Id go for the xeon as it has hyperthreading so pretty much a i7 and has a similar base clock speed to the i5. So since ur not going for the k i5, there is no reason to get the i5 as it is a quad core and the xeon has hyper threading, there would be no downside to going with the xeon.

V5 versions are not working on typical mobos as it was with previous gen Xeons.... Intel learned the lesson and sent a big finger once again:

So this is a major downside this time... you are going into a platform that will support Xeons only if you would like to get any upgrade in the future.
From Asrock site you can see they are managing even a gaming mobos for those Xeons with no need of ECC, but now the decision about whole platform will certainly be even harder.

Wow, didn't see that coming! Do you know the prices of those mobos ? Is it even worth it for me to buy them, because i will never overclock CPU. Right now as I see it its better for me to go for i5. Just one more question E3-1231 v3 and E3-1230 v3 or i5 6600 ?

No clue, no xeons or that mobos on partpicker yet. Based on what i see from previous C22X mobos prices will start not cheaper than 150$.
Get some more cash and go for K version of i5, even if its not Skylake but Haswell. When you OC that CPUs any advantage coming from Xeon's HT is going to be blasted out.

So i5-4690K or 6600K it is with a good mobo that allows to OC them Z97 or Z170 (and/or some specific models with other chipsets).
This way you will never regret you didn't save few more bucks to unleash that sleeping power.

Thing is I don't overclock, because I would need to buy a new PSU and better cooler. Is there a better CPU than i5 6600 for that money (around 250 $) ?

What parts u have already? PSU? GPU? OC not necessarily means vastly more power requirements, it depends are you overvolting or not, if not then power draw is hardly any higher. You can have a decent cooler for 30$ which would certainly be able to keep both K versions near 4Ghz with no hassle.
Aftermarket cooler is a good addition to stock ones anyways even if its not about temps it's far more quiet.
So give us a look over your parts and and number of $ you are about to spend, we might get something really good looking here.

In the end I bought i5 6500 skylake, gigabyte h110m ddr3 motherboard and 8 gb hyperx fury ram. Works good with my gtx 960. ddr3 works with skylake, my ram is 1.5 V but it operates with 1.35 V.
