3 beeps no POST when Dual Channel, but works with either slot 1 dimm single channel

I had 2x8gb g.skill ripjawsX in first channel/pair (slot 2 & 4 i believe - they are black), and 2x4gb ripjawsX in second channel (blue slots). Worked great, OC'd cpu to 4.4, mild and stable timing increases on RAM, and was running DDR3-1600.

Motherboard is an RMA I got in July after last one died. It came shrink wrapped with all items in an original box so may be new, may be refurb.

Due to the mismatched memory, which has been in there about 5 months after I purchased the 2x8gb, the 16gb memory appeared to be running at 1333. (I've learned now it was not and I should have left it all alone)

Started pulling DIMMs to see what happened. Started getting 4 beeps (motherboard timer error). At one point I smelt the stomach-dropping ozone smell right after an insertion of a 4gb into slot 3. Pulled the power, yanked the stick, noticed one gold finger was now silver. Pulled out its mate, computer booted fine, I figured leave it alone, 16gb plenty (gamer).

Then started getting 4 beeps on POST and reboot over and over, increasing in frequency over a week. ("motherboard timer controller error" or similar)

Pulled the 2x8gb. Got 3 beeps (as expected with no RAM, 3 beeps being a bad base 64k memoey).

Put one 8gb stick in slot 2 (first black). Computer booted in single channel mode. Still gamed great. If I added back the second DIMM, I get 3 beeps. ALWAYS. With a single DIMM, doesn't matter which one (either of the 2 8's or the 4 that's intact), I can occasionally boot, but only in the black slots. Often it starts the 3 beeps again, and I discovered that I could also put a single 8 in slot 4. It would work about as often as a single in slot 2. But never could do dual, always 3 beeps.

Tried putting the good 4gb into slot 1, computer booted single channel with 12GB, but every reboot after -- 3 beeps.

What the HECK is going on???

(and yes I've already requested another RMA, though the last one they tried to just give me $50 as they had no Z77 mobos, I waited 3 weeks and they did. Don't know if I'll be so lucky again).

Needs to be a Z77 as I can't afford a new CPU etc. Ideally needs to be MSI z77a-g45 so I can keep my free Windows 10!

They cannot be found ANYWHERE in stock at a reasonable price. New, if found, are like $250-$400. Ebay, still would be 150-190 for a new one, and I live in Hawaii and 75% of those fools don't ship here anyway. When I replaced the mobo in July, Windows 10 didn't blink. If I change to another brand, I'm sure it'll ask for money to activate.

So if there's something, anything I can do, please help. Even with 1 8gb I can use the comp for now, but it's a TOTAL crapshoot if it'll boot or 3-beep with 3-beep happening for days then I get a good boot and try not to power off!

Windows 10 Memory tester on either 8gb either slot is fine. Haven't run any other mem testers. Have heavily stress tested every component with aida64 on a good boot, no probs.
Have cleared cmos, pulled the battery AND pushing the button. No go. Also of course have tried with my GTX 970 out, all devices unplugged, just RAM-cpu-PSU (cx600) -mobo- Corsair H80i GT. Same behavior. Have checked the 24 pin power cable and the cpu power cable. Secure.
Ideas?

Yes as mentioned that's why I really want to stick with msi z77.
Though I've never reinstalled my OS since windows 7 on an h57 chipset... Multiple hard drives and ssd's cloned since. Windows 10 may or may not boot up on a z97 or 170, and I'm sure I'd then have to pay for win 10. So anyway..... That's kind of going of topic. What can I do to keep this beast going? Since I may get $40 if I RMA. And can't find replacement online.

Yes of course as I stated in the OP. It's an MSI mobo with AMI bios/uefi, so 4 beeps is "timing controller" meaning dead mobo and 3 beeps is no RAM installed OR bad RAM.
Here:3 beeps - Base 64K memory failure - bad memory
4 beeps - Timer not operational - bad motherboard

However the RAM is not bad. Runs in single channel first pair of slots with one dimm, add a second for dual channel and ALWAYS get 3 beeps.
Run one DIMM in single channel in either slot and most boots get me 3 beeps but occasionally will start and runs great. No more 4 beeps since the beginning of all this and I've not used the slot that burned m my 4gb DIMM nor used that DIMM again. At this point just using the newer 2 8gb DIMMs for testing.

I'm pretty sure the answer is when the slot 3 dimm fried something on mobo did too and it's just dead. The burning/ozone smell was pretty distinct. (Didn't see the magic smoke leaving any chips though)

But since these are not in the market anymore and RMA is unlikely to provide a replacement I don't know what to do. This cpu has plenty of life left, at 4.4ghz it's comparable to much newer gen cpu/mobo. Gaming Witcher 3,, assassins Creed syndicate, gta v, bf4, at 2569*1440 maxed out 45 to 120 fps depending on game.
I just don't want to throw in the towel bit don't know what creative options I have in finding a cheap msi z77 m mobo these days. Hate to be forced to rebuild at high expense a perfectly good build.

alright now its all cleared up to me. So, craigslist is probably your best bet to be honest. But it seems a bit difficult seeing as though you live in Hawaii. Amazon has it for 140$, check out as many tech sites as you can.

Yeah craigslist totally out of the question.

Just checked Amazon, $140 for used -- and it's the SAME jerkoff selling them on Ebay who will ship 48 states + INTERNATIONAL (including developing countries) BUT NOT TO HAWAII. And he's in the US. And Hawaii is a state. And no more expensive than shipping east to west coast. And flat rate priority mail reaches us with same flat rate and in 3 days (first class mail takes just 3 to 4 days, it's all coming by airplane!), same stamps, etc.

Sorry about the rant. That just infuriates me when I see it on ebay (and like I said almost everyone on ebay does it, and there's NO REASON to), he's the only ebay seller not asking $400 for working boards, and allows returns if it doesn't work. The other boards are inevitably non-functional when looking at description.

Can you tell I'm frustrated? I was planning to buy one AND RMA it so I'd (maybe) have a spare, then saw he didn't ship to Hawaii.

Wow thanks, when bought on Amazon shipping was $6! I ponied up the cash and bought it. Warranty almost out, no guarantee of RMA, and while unreliable at least it's been working and can put off upgrades (twins gonna be here soon...)

Hope he doesn't pull a fast one and not ship it or something.
