Looking for PSU recommendation

Hi,

I recently posted about a PSU for a NAS/gaming rig I am building and thought I had decided on one. However, now that the case has arrived and I have seen how small it is, I think I am going to have to rethnk the PSU as I reckon modular is now a must to ensure a good air flow. So I was wondering if someone could suggest a quiet, lower energy consumption and modular PSU for this rig:

Case: Cooler Master Elite 120 Advanced
Motherboard: Gigabyte GA-A75N-USB3 or ASRock H81M-ITX Socket 1150 (going AMD if this mobo works but not tested it yet)
CPU: socket FM1 (don't know CPU yet as I inherited it along with mobo) or Pentium K Intel Dual-Core G3258
DVD RW
HDD: 2 x WD Green 4TB 3.5" SATA (probably)
GPU: HD 5770 (just now) probably put GeForce GTX 750 Ti at a later date.

Thanks for the reply and your recommendations. I should have specified that my budget is £40 which sort of limits me.

On account of budget I was thinking that I may be best getting a smaller wattage PSU and was thinking of the Seasonic S12II 350W: https://www.overclockers.co.uk/seasonic-s12ii-350w-80-plus-bronze-power-supply-ca-055-ss.html

I know it is not modular but I think I may have worked out a way to route the cables without impacting airflow that much.
