I currently have:
i5-2400
8GB 1333MHz DDR3 ram
MSI GTX 770 Lightning edition 2GB
2x250GB samsung SSD
I'm struggling to run quite a few games on the higher settings such as H1Z1, GTA 5 and Just Cause 3 (I can barely play JC3). I want to upgrade but I don't know what to upgrade.

Nah... Your CPU is not THAT bad either. If you do upgrade right now and you do it right, it requires an upgrade of your motherboard and RAM as well to make the switch to DDR4, making it quite costly in the end. Might as well go for GPU only instead.
But I suggest you do what faalin suggested. You can also simply open task manager and get GPU-Z to monitor the load of your CPU and GPU.

What PSU do you have? Power supply will dictate whether getting a GTX 970 or R9 390 is a better upgrade. 970 can be run on low quality power supplies, while the R9 390 is a little better card, but requires a decent PSU.

If budget is higher than those cards we can recommend still better cards ;)

Your graphics card and CPU both could use an upgrade... Likely the 2GB on your card is limiting you. If you give us a budget we can give you the best options. The R9 390 is a good start. If you can spend more, consider the R9 Fury Nano.

If you have a second screen download and open MSI afterburn and task manager so you can see the usage of your gpu and cpu. Next open a game that seems to struggle on your computer and check to see where you might have an issues. If one or the other is up near 100% usage that will be the part that needs replaced.

Your GPU needs upgrading more than your CPU needs it, and your PSU is strong enough to run any card.

Right now AMD GPUs are beating Nvidia GPUs everywhere except at the gtx 980 TI level.

So you should get either an R9 390, R9 390X, or R9 Nano now depending on your budget.

OR

wait until summer for the new AMD cards

OR

wait until fall for the new NVidia cards
