Zotac GTX 970 AMP! Extreme Core Edition keeps lagging in games

I bought the Zotac GTX 970 AMp! Extreme Core Edition and all it does is lag on games like GTA 5, Farcry 4, Battlefield and project cars. It was supposed to be the best 970 gpu on the market.

Specs are:
Motherboard- Gigabyte GA-H97N-WIFI
CPU- Intel i 7 4790K
Ram- 8GB at 1600mhz
SSD- Samsung 850 EVO Series 500GB 2.5in

I get around 10-20fps in gta 5
My GPU is runing at 37 degrees (idle)
My CPU is running at 65 degrees (idle)


Anyone else had this problem?

The best 970 on the market, I'm not sure I agree with you... actually I know I don't agree with that statement, but I have a question. your CPU is running at 65 degrees celcius at IDLE? This is way too high and your system is probably throttling down in games because it gets too hot. Your CPU should be in the 60's only with medium-high load. If you have any overclock on it, whether it's manual or automatic with the motherboard, disable it, because you'll burn it. My I5-4690k doesn't even reach 50 degrees Celcius while playing GTA V.

Make sure your Physics calculations aren't set to the integrated GPU in your Nvidia drivers settings.
