Poor performance i7-4770k and GTX 770

I am trying to run CS:GO and on the menu I get 25 fps, then in game I get around 10-15. I have tried updating the drivers for my GPU and also tried unparking the cores in my CPU, but to no avail. I have also tried to launch another game and it also has very low frame rates. I used the computer yesterday, no problem, now today, this happens.


COMPUTER SPECS:
MOTHERBOARD: GIGABYTE GA-Z87P-D3
CPU: i7-4770k ( not overclocked)
RAM: Corsair Vengance 8GB
GPU: EVGA gtx 770
PSU: Cooler Master 800W gold certified
 
Doing insane stuff like "unparking cores" is likely to aid in the early and untimely demise of your processor. If dramatic changes occur from one day to the next, look at the PC. Check temperatures (clean out dust if necessary) check SMART on the hard drive(s) and do a RAM diagnostic. Check internet speeds and check the task list to see if the processor utilization is unusually high and if there are unknown tasks in the task list. Run malware scans and make sure your PC isn't doing work for a botnet.

Having a good CPU, try removing your GPU and playing cs:go without your GPU. Re-check drivers and try using previously working drivers too. You should also check temperatures of your components like your CPU, GPU, mobo too.

How would I go about checking these temperatures?

I have run the RAM diagnostic and also cleaned out the dust, along with that I have looked at the CPU task manager and nothing was out of the ordinary.

This is gonna sound ridiculous... did you install the latest drivers? Judging by your posts you seem to have technical knowledge and I'm sure you did, just making sure. :)

I have installed the latest drivers for my GPU, I have also flashed my MOBO. Also saw a thread to de-install the drivers for nvidia sound which I did, also to no avail :( Thank you for your response though :)

UPDATE: I have removed the GPU, re-installed the game and I am still having the same issues, so am I now to assume its the CPU?

From your motherboard's BIOS though u should get 3rd party softwares to do that (for real time). Then, run GPU-Z to check how your gpu is doing while gaming.

Just run any one of the 3rd party softwares to monitor the CPU temps, HDD while running games. Did you also check your ram settings?

I launched the computer BIOS, checked the CPU speeds and it is running at the correct frequency, along with the RAM. I have also determined that it is not a GPU issue. So it can't be a hardware problem right??

UPDATE: I have noticed a very high usage of my RAM when playing CS:GO , sometimes upwards of 70%, mostly due to CS. Is this normal, or could this be causing my problems? However it says it is running at 1600mhz

All components came back and said they were operating normally. I checked the CPU and RAM speed via the BIOS, they are both at the correct speeds and frequency's. I am not sure what to say, surely this must mean it isn't a hardware problem?

Put everything on the lowest settings, and it was exactly the same! I have no idea what to do next :D
 
Which bios version is on the motherboard?
Which NVIDIA driver version did you install?
Check temps with furmark and post them
Run realtemp while playing a game
And post the temperature of the cpu

Check hdd/ssd with its manufacturers' tool like wd life diagnostics, Samsung magician. Use the tool from which manufacturer your hard drive is made of.

Run 3dmark basic edition (firestrike) and post the link of the result
