Computer having random lag

I just built a computer, and sometimes it works great, but a lot of the time Im getting lag during games. It only seems to happen when I click on something new in game, or in an RTS when a new unit is made for the first time. For example, in Stronghold HD, it lags when I click a unit whose portrait animation I havent seen that session. and in SC2, there is a ton of lag at the beginning when a game starts, and when a unit is made. I also feel like its underperforming in general.

So far, I've disabled speedstep, scanned my computer with MBAM, and set it to high power mode, as well as updating the BIOS and the GPU drivers. I had it overclocked before, but even before that I was running into this problem. Please help!

My Specs:

Intel i5 4690k @ 3.5GHz
MSI Z97 Gaming 5 Motherboard
MSI Geforce GTX 970
16GB DDR3 RAM @ 1800
1TB Seagate Drive @ 7200RPM
120GB Kingston SSD

What are your specs? Do you have an SSD? This sounds like a slow hard drive or slow internet. When you click something new in the game, it either needs to load the data to ram from the hard drive, or download it on the spot. If you don't already, you should look into getting a new SSD.

Specs posted. All my games are on my 1TB Seagate, so not sure if it would be the SSD

Whoops, got busy and couldn't reply for a while. sorry!

I tried that, and the game (The sims 4) ran amazingly~ guess Im getting an SSD eh?
