Want to Upgrade PC and Confused

Hello guys,
I am looking to upgrade my pc i have around 400 $.

My PC Specs:
Core i3 2120 3.3ghz
GTX 650ti 1gb with Custom cooling fan
4 * 4 = 8 gb Ram in 2 slots ddr3
Asus H61ME New motherboard in warranty
650W corsair power supply

i can afford only one component either full pc upgrade to

Intel Core i5-6500 Skylake Processor (6M Cache, up to 3.60 GHz) SR2BX
Kingston 8GB DDR3 1600 Bus
Asus H110M-K D3 Intel LGA1151 Motherboard

or just upgrading graphics card to this
Asus STRIX-GTX970-DC2OC-4GD5 GeForce GTX 970 4GB 256-Bit GDDR5 PCI Express 3.0 Video Card

I want to know whats the best option for me to have good performance...

i want to play arkham knight , new need for speed, evil within , battlefield hard line , rise of tombraider , assassins creed new one. at max settings possible.

i will be able to save 300 to 400 usd after 6-8 months.....

Also can u suggest whats the best price to performance ratio would be best for me..... any suggestion on hardware and the components i selected are they future proofed?
 
Sometimes I scratch my head but on this one I have no doubt, go for the video card. While the i3 will likely bottleneck the 970 a bit it will still give you the biggest bang for the buck. As well, pairing an i5-6500 with an H110 mobo is not a good choice. The H110 likely will downgrade the performance of the GPU and will restrict your I/O capability.

can u please tell me how much bottleneck will i3 be ? Also i want to know h110 mobo how will it downgrade performance? At my country i simply cannot afford z1 chipset mobos they are too expensive... cheapest z1 mobo is around 140 $ .... i thought the cheapest motherboards are the best as they do not affect performance that much on gaming?

I am thinking of pairing 6500 core i5 with cheapest mobo i can find .... and also kingston and corsair ram are only available at my country i am from Pakistan so i cannot purchase from foreign market.....

 
It is hard to tell exactly how much bottleneck, it is not an exact science. But using Game Debate we have

So on the surface it looks like replace CPU but if you use the H110 chipset you will only have 6 PCIe lanes for the GPU to communicate with the CPU and you have a bottleneck which won't go away. The results above will not apply.

Next, if we look at 3dMark scores look at the difference between the top scores achieved with the two configurations

And by buying a current GPU you have the best upgrade path.

Last, I did not say buy Z170 I said buy H170, the Puget Sound link shows the PCIe lanes goes from 6 to 16.

also i buy every thing from czone website as well its the best one around my neighborhood....
so if u could refer parts from that site would be great !!

i want to know whats the final verdict be i am much confused on motherboard part.....
Also do note that i am not planning to overclock i am noob at that area so i will use it for gaming without overclocking........


 
Nope, Canadian. And you are most welcome.

An i5-6500 and H170 are a non-overclock configuration but good for gaming.
