Need help with building my first ever gaming rig. (Philippines) Budget: around 40000PHP

Hello there, I'm inching closer to being able to get my very first rig and I need help because for the life of me, I cannot tell the difference between anything based on that seemingly random string of letters and numbers in their names.

I know the currency exchange rate isn't really a good way to gauge a different market, but I though I'd add that ?40, 000 is approximately 835USD. That's the ball park I'm planning to play around on.

Since I'm a complete and utter noob to this, I used this list from Back2Gaming. I also wanna go AMD because hell yes, that's why.

Only I thought of replacing the Processor, MOBO, Case, and GPU(original not stated) from PCX.

Processor: AMD FX-8350 8-Core Black Edition Processor ?8, 750

Motherboard: MSI 970 GAMING MOTHERBOARD ?5, 050

GPU: Not really sure, so I'm hovering between the two R9 280xs on the site since I don't understand enough about the difference to know if getting the more expensive one is worth it for my tastes.
SAPPHIRE TRI-X R9 280X 3GB GDDR5 OC VERSION GRAPHICS CARD ?13, 600

Total for both GPU choices sit just a bit short of ?40, 000, I'm planning to squeeze the rest for a monitor and a real cheap Keyboard.

This is really just a really rough, noob list so suggestions are welcome. No other components/peripherals as well, just need a CPU and a nice monitor.

All I want is a medium-end machine that can comfortably play the latest games, like Fallout 4 and Syndicate/Unity, at medium settings so if it's possible to lower the price with different components I'd love to hear it.

Okay, the GA-78LMT-USB3 is not a good pairing with an FX 8 series CPU, doesn't have the thermals to support properly. Likely will boot and work but look for early failure. The MSI 970 Gaming is a good mobo that is capable of support stock FX 8 series CPU's and overclocking as well. For the GPU, go for the Vapor-X as it has better cooling and that could be an issue for longevity and performance. For CPU, you can go for the 8320 and overclock now that you have a board that will support moderate overclocks.

I'm not gonne get the GA-78LMT-USB3, I'm going to replace it with the 970, which is really all just because it's the board that's bundled with the CPU. I forgot to say that I don't really wanna do anything like overclocking right now since I don't understand it all that well so just something stable is all. That monitor's too pricey though.

Still, thanks for the information. That's lessened my ignorance a bit. More answers are still welcome, though..
