Lag in games with bandwidth and latency being just fine

So i had some issues with my wireless connection for quite a few days, namely extremely low bandwidth of around 1.9 mbps coupled with sometimes extremely fluctuating bandwidth. This was just on my pc however. I seemed to have fixed it today since i get a solid and stable 40 mbps down and around 4 upload (we pay for 40/4 so this is great). But my problem now is that while this seems to have been fixed i still get huge lag while playing any online games and i cannot seem to find the issue.
My modem is a technicolor tc7210 and i looked at port forwarding a bit but i seems incredibly complicated for this modem (when attempted it just gave some error), my previous one had a much simpler process. My wireless adapter is an ASUS USB-AC51. The modem is dual band and i've made a 2.4g SSID and a 5g one. I am the only one to use the 5g one, everybody else here uses the 2.4g one. I really want to stress that nothing has changed and it worked perfectly before even though my signal isn't the best and there's quite a few devices connected(4 currently but most of the time it's more like 7 or so).

EDIT: So, i successfully forwarded the ports for steam games. It seemed to work at first but after 5 minutes it went to hell again (it was like 10 seconds before). i did a speedtest whilst i was having high ping and lag in the game and it said 40 download, 4 upload with 12 ms. So what could be happening here?

UPDATE: So it's completely wrecked again, getting 7mbps and lower download. My ISP is not throttling and there are no programs hogging bandwith either. The problem is now once again my pc being the only one with low bandwidth. Even if i can fix this the problem of getting lag with seemingly no issues with my bandwidth and latency will most likely arise once more.

You really want to run a test on ethernet to be sure it is not the wireless. You can get all kinds of strange interference on wireless that comes and goes.

In general if only the game is showing delays but other tools do not you have to blame the game for telling lies. This would be especially true if a different machine shows good ping and speed test numbers while the game is running.

The in game ping is generally not a actual ping/icmp command. It is a measurement of the delays the game is seeing in its data. This is actually a better indication of how well a game will run but it includes a lot of the server and client overhead so it is much more than just network delays. One of the common ones you will see are video settings. Since video is not related to network it should never affect the network delay but it does cause delays in the game client which the client attributes to network which of course it is not.

Hard to say these type of question normally are best asked on the game forums since every game is different.

Now if you see actual delays on ethernet you could be getting errors on your connection to your house that only shows up as load is increased. This is especially true if a different machine than the one running the game also see issues.

Okay, so i found a spare laptop and hooked it up to the modem. It worked just fine, solid stable 41 mbps. I also tested multiple devices in the same room as the modem and also a floor up that all use wireless and they all have low bandwidth, seems like i was wrong in that my pc was the only suffering from it. So something is going wrong between the modem sending it's signal i'm guessing? both the 2.4g and 5g bands have the same problem and same speeds. It's not about the games anymore, something is just going wrong for all devices with a wireless connection. I've already restored the modem to factory settings once today and changed passwords and encryption types etc. Nothing worked.
 
You never really know with wireless. It can be anything from neighbors using wireless to what the house is constructed of. You can only really try the pretty standard things. You change the channel and hope to get lucky. You can also force the channels to 20mhz in most routers. This will slow the maximum speed but many times you get more speed using 1 uncontested channel rather than multiple channels where one or more has interference.

It is unlikely you have a failure with the modem/router but it can happen I suppose.

Eh i'll just call my ISP tomorrow and see what kind of ideas they have. The 2.4g was already on 20mhz and not on any channels the nearby connections from other house are on. The 5g one is on channel 40 on 80mhz and channel 40 is also only being used by me. However both have the same problem.
 
It is strange that both frequencies are affected. The router has 2 actual radio chips so it would not be a hardware failure that would get both. Maybe firmware but the firmware that runs in the radio chips actually comes from the chip vendor so it is not changed much.

You can't always see interfering devices. For example your router is likely actually using channels 36-48 even though it may say it is on 40 there is no real way for it to get 80mhz other than the bottom 4 channels.

In the router settings it says it's using channel 40/80 and the wlan utility program that came with my wifi adapter says it's using 40 i can also see all the channels used for other connections i pick up as well as encryption type etc. Regardless, it all worked fine until around a week ago and nothing has changed on my end. I'll try changing channels around a bit tomorrow but i doubt it'll do anything.

So i contacted my ISP and they'll be sending me some AP since according to them it is most likely other signals drowning out my signal. I doubt this is the case but it never hurts to try.
