CPU upgrade, worth it or not?

Hello all

I currently use a system that uses an ASUS Sabertooth z77 motherboard, an Intel Core i7 3770 (Locked) with a Nvidia MSI GTX 980TI 6gb

I use the system for 1080, high end gaming and working in 3d packages like maya for modelling and rendering.

However, even with my 980ti, i am experiencing some frame drops and stuttering issues with certain games. Notable examples include Hit-man Absolution, Grand Theft Auto 5, Watchdogs... Some games are completely fine, yet others refuse to run at anything other than low settings. I believe that my locked and non overclockable CPU is causing the issues as the 980ti is supposed to be able to max games at 2560-1440 so i am defiantly struggling in some areas

However, I can't upgrade to a new CPU without changing the motherboard, and I don't really have the cash to spend upwards of 500 quid on upgrades. So I was wondering if upgrading to the 3770k version which is the overclockable version would be the best bet and solve the current issues. The CPU would be liquid cooled and I'd be aiming for an over clock between 4.8Ghz - 5Ghz

Going from 3.4Ghz to 4.8ghz. Would the frame issues in modern games be solved? or would I need to upgrade to a much stronger CPU like the 4790k or the 6700k?

the 980 ti can barely run games in 4k as it is over 4 times more demanding than 1080p its meant to run 1440p at medium high settings depending on the game. A cpu upgrade isnt worth it that cpu is very good... i'd wait a while until skylake prices go down then maybe upgrade because it is better but not currently worht your money in my opinion
 
Maybe if you go all the way up to a 6700k could be worth it, otherwise a 3770k is on par with a 4790k (the only benefit of the 4790k is that it consumes a little less power). I assume you have at least 8GB of RAM right?

That's concerning. Which exact PSU do you have? An underpowered system could explain your current situation.

I would not spend $300 on 3770k, better save some money and upgrade. Are you sure you are dealing with a CPU issue and not something else, software related maybe?

I am running 16GB of RAM clocked at 2400Mhz with a gold plated 750watt PSU

I am not 100% sure what is causing the poor performance whilst gaming but I can only assume it's my CPU as the CPU is currently the weakest component of my system

that cpu is very strong and will not bottleneck any current GPU setup that i am aware of, im 99% sure its not your CPU
