My Computer Has Good Specs but Still Lags While Playing Games.

This is my first time posting a thread so I apologize If this is not the right place and category.

I built my PC on a internet site called Cyber Power PC back in October of 2014 and It has been good for a while. I played games like DayZ, H1Z1, Rust, PayDay 2, CS:GO and etc. I went away for summer break and have not been on my computer for the whole summer break and when I came back It seemed like It got slower. I updated my drivers and all. Cleaned up some space and deleted unnecessary files. I recently got back into PC Gaming and really noticed a FPS change in games. I used to play DayZ in maybe 40-50 frames (Sometimes It would drop to 20s) but now It is running on 20-5. I looked on the internet for a way to fix It. I tried Razer Game Booster. I tried changing some settings in nVidia Control Panel. I changed in-game settings. I setup launch parameters in Steam. I changed the config file. But none of those helped and I still get 20-5 fps. Even when I get 30+ fps It still stutters and I get frame drops at certain places. I thought this was only for DayZ but It happened both in Rust and CS:GO too. I would really appreciate If you could tell me a way to fix this. I think my specs are good enough to run these games and I don't know what seems to be the problem.

My specs are;

Processor: i7-4790K CPU @ 4.00GHz
Video Card: NVIDIA GeForce GTX 970
Memory: 16 GB
Operating System: Microsoft Windows 8.1 (build 9600), 64-bit

Solution
Dayz is not optimized yet.
Check some guides on the game forums, reddit forums or steam forums.
I can run Dayz at 40 fps with my specs just by following those guides.
