You need to post the make and model of the motherboard. Not all 775 cpus are compatible with all 775 motherboards.

That would be the QX9770 if you can find one and your motherboard can handle that.
Modern i5 have ~50% better IPC on top of ~20% higher base clock. If you have modern games in mind, even the best Core2 might still not quite cut it.
