AC:4 black flag @ GTX 970 Help

I have gtx 970 g1 gaming gigabyte. When I play the game on reccomended settings by geforce experience I get huge random framedrops from 60 to 35. Noticeable stuter and stuff. I read that VSync is one main reason. But with VSync off I have disgusting screen tearing. I turned off PhysX switched to FXAA and forced Triple buffer from Nvidia Panel and Vsync from there. Game runs better but drops again happen.

Anybody found out a way to properly play this game somehow? Please help me to find optimal settings. Do not ask me about the rest of my computer, the same computer runs 1080p Witcher 3 at ultra settings @60fps 95% time.
 
Solution
Triple buffering only works on OpenGL games. It has no effect on DirectX games. It's meant to reduce mouse lag, not increase FPS.

If you do use VSync, make sure your are using Adaptive VSync. Regular VSync may very well drop your FPS in half.

What do you mean? Yes I updated recently.

And I need Vsync because I get huge screan tearing.
 
[strike]if you enable vsync on a direct x 9/10/11/12 supported game then enable triple buffering.
if its another gfx api like opengl then triple buffering should be set to off even if you use vsync.
as far as i know its only supported in direct x. not sure about vulcan or mantle(not that mantle is of much use to you with a nvidia card).[/strike]

saying as you updated recently roll back your driver to an earlier version. you will find them http://www.nvidia.co.uk/Download/Find.aspx?lang=en-uk just select your o.s and fill in the appropriate drop downs. and hit search.
try the 1 you just upgraded from if that doesnt work roll back to 1 of the 1s from around sept last year.

Vsync in AC:4 is extremely bugged after all, disabling it makes the game stable. But the tearing is... Pathetic...
