Upgrading PC to play Assassin's creed Unity

My specs are

Phenom II X4 965 @ 3.8GHz
12GB Ram (Team brand ram 1333, 2 sticks of 4GB and 2 sticks of 2GB, Same factory clocks)
EVGA GTX 580 1.5GB
EVGA 600w Bronze PSU
Western Digital Black 500GB HDD

So my question is what would be the component that would give me the best performance increase upon upgrading?
The current system gives me around 15-20 FPS no matter the settings (even on lowest settings at 720p). I play at 1080p and changing resolution didnt help.

i would think a gpu upgrade would give you the most milage. but i would try googling for videos of people trying the configurations you're looking at to see what you can expect, especially with a game as poorly optimized as unity. so something like "ac unity phenom II 965 gtx 960" as your google search, and see what people have gotten out of it, ofcourse changing the gpu to whatever you're thinking of purchasing.

as for if your cpu needs to be upgraded... i dont think you'll get amazing returns for that from a gaming point of view. just did a little research and it seems to be able to handle unity fine with a stronger gpu.

I was reading that a gtx 960 or an R9 380 would handle Unity as long as they had the 4GB vram. I didnt like any of the cards I found, some had bad reviews others were around $230 (looking for best bang for my buck) . So I went to ebay and looked for a strong GPU. I was lucky and some guy from virginia was selling 2 EVGA GTX 780 Classified for $200 each with free shipping. I got one and like 2 mins later the other one was bought.

The GTX 780 beats anything that the red and green teams have at the $200 price range. I wonder if the 3gb would make it struggle with Unity as I read that game uses more than 4GB of vram. Anyways I am sure it will be a lot better than my GTX 580 (which i got from ebay for $65)

I will upgrade cpu later to an FX 8320E. At the local Microcenter (Dallas) I can get them for $89.99 plus tax. What I found was that the Vram from my GTX 580 was too low hence the same performance at any given resolution and settings. When I started playing the game the settings were at High/mid automatically and I was getting the same FPS, sometimes it will go to high 30s but around crowds I would go as low as 10 for moments. Also looking at the distance from atop of a building would lower my FPS.

I installed MSI Afterburner to get its OSD monitoring readings and my Vram was always maxed even at the 720p lowest settings. Unity has been called "the poster child of high memory requirements" and now I know the reason, even regular ram usage is like nothing I have ever seen (9GB usage total when playing).
