Are you in the USA, and would you consider used parts?
An i5 2400 or 2500 would seem to be best available new today, at reasonable cost.

Ram: Add another 8gb stick but this should be the same one which you already have for a total of 16gb ram. Should cost between 25-35$.
Total cost 210$
Keep your gpu for now, and wait for nvidia pascal or amd polaris. Your gpu still has enough power to run games at med-high settings.

According to Gigabyte website, the mobo supports i5 3450s. sloany69 just needs to update the bios before switching to i5 (I don't think even that would be necessary but better safe than sorry

Thanks for the answers, no I'm not in the us but in the uk. I am considering used parts and found a i5 3570 for £100 and was thinking about this.
My ram at the moment is 2x 4Gb but was considering going for matched pair of 8Gb.
The rig is obviously home made but the mobo cpu and ram were a bundle I bought from Amazon in 2012.

Also, reason for upgrade is because I am wanting to get warhammer total war and just bought Attila to ride me over but it seems to struggle with it (first game I've bought recently that struggles With settings on high). I only use 1080 res nothing higher.
I found that if I lower the amount of units rendered on the total war games that j get a massive boost in performance and this led me to believe the processor is the reason.
