Solution

EDIT: I did not see your specs before writing this. You run a GTX 770 in that system? It should be perfectly capable in Total War titles unless you're at 1440p or higher. I think you should consider inovermyhead's suggestions; there's probably something slowing down your system. I wouldn't upgrade from GTX 770 to anything on the market now; wait two months for the new Nvidia and AMD line ups.

Really? In that case an R9 380 or GTX 960 would perform well enough. Check these out:

PowerColor PCS+ Radeon R9 380 DirectX 12 AXR9 380 2GB $151.99...

The 980ti will remain a really powerful GPU even after nvidia releases this new line of cards. If you're just playing @1080p I'd save some cash and buy something in the $2-300 price range now.

The 980 ti is a pricey option and I'm sure you will be disappointed having spent the money once the new GPU line comes. I could only recommend a Radeon 390X (and only at a big discount) since it performs in the GTX 980 territory and is way cheaper.

And the 380X with 4GB RAM is quite a lot more powerful.

PowerColor PCS+ Radeon R9 380X DirectX 12 AXR9 380X 4GB $183.99

I know from experience.. I play all the Total War titles. But, if you're running 1440p you'd need a GTX 970 or R9 390.

Lastly, only take a deal that's at a huge discount otherwise you'll feel ripped off when the next generation Nvidia and AMD GPU's hit the market two months later.
