Screen tearing with vsync on

So I recently upgraded my cpu to the i5 6600k and I also have a gtx 770 sc with 8gb of ddr4 hyperx fury ram. Whenever I go into a game like battlefield 4 for example, and turn vsync on I get really bad screen tearing but when I turn vsync off I get 100+ frames with minimal screen tearing. I've tried doing a clean install of the graphics drivers and a complete reinstall of windows but nothing seems to fix it. I'm most likely going to upgrade to 144 hz monitor in the near future anyways but I'm just wondering what would cause this problem?
 
Solution
Use Nvidia Inspector to force it on (turn the in-game vsync off), try with the adaptive vsync, also set your refresh rate there to 60Hz (or whatever your monitor has).
