Big fps drops with mid to high end rig. (i7 2600, gtx 780, 8gb' Ram)

Hello, i seem to be having this really really weird problem with games, i play csgo gta and also some BF4 at 1080p and in in all of these games i will be running it very well and then bam, my fps drops and then shoots back up again after a few seconds, i have tried alot of things with this which are

:Changed power management options to max performance in Nvidia control panel
:Lowered all settings in all games to see if it happened even then (More fps and an even bigger drop)
:Uninstalled drivers and then reinstalled all of them(even going as far as reseating my gpu to see if it wasn't in right)
:Monitored temps in msi afterburner while gaming and also straight after, checked cpu temps as well and everything seems to be normal.


The games which i do play right now, i'll give actual fps estimates for extra info
Csgo: Most of the time 200 fps then drops way down to 60(Everything max)
GTA5: Have it on high settings, with advanced graphics off and grass quality and distance scaling at lowest, when doing nothing solid 60fps but as soon as i enter a car and start driving it will dip down to 45 and sometimes even 30..
BF4: I have it running on the high preset and it will be at over 150 fps and then it will dip down to 90 and even as low as 70(Not as big a s problem as the others but still annoying)


My Full system specs are as follows
Asrock h61m dgs MB
Intel core i7 2600 non k with a corsair liquid cooler attached to it
Gtx 780 reference card(6Gb version)
8gb ram, 2 x 4gb sticks
1tb Western Digital Blue HDD
Corsair cx600


Any help with this is much appreciated, as i am basically out of options bar replacing parts.

In some games my gpu usage won't be at 100% would this drop fps?

1. How are your drivers? Are they updated to latest stable driver.
2. Is your GPU is CPU overheating? If it's overheating, it will thermal throttle, causing lower fps. Clean, paste your GPU and make sure you have adequate cooling.
3. How old is that PSU. Those PSU are lower quality made for office and not gaming. If it's old or just failing, it would not deliver enough power to the components. Try a better PSU then. Get a high quality one. http://www.tomshardware.com/forum/id-2547993/psu-tier-list.html
Due to quality and all th dust, 2 and 3 are more prominet

My drivers are updated to latest available.

My gpu (Which i have set to run no hotter than 79 degrees is fine, being a reference card it does get a little toasty but the 700 series will go up to 83 or 84 before it starts to downlock.

As for my cpu, in most games while being under load it will sit at around 60-65 but no more than 70 ever(being an older cpu that is perfectly fine by me)

I bought my power supply brand new and it is not even a year old, it was purchased around june-july time last year.

(For all components prior to me building it, i put them on through pcpartpicker and also done a fair bit of research before buying)
