Wanting to build gaming PC ~$800

I've built a couple other PCs before and know a decent amount about parts, but I an looking to pick someone else's brain more experienced than mine. I'd like to spend roughly $700-$800 excluding monitor, OS, mouse, and keyboard. But I'd also like to be able to play most AAA games on high or ultra settings at 1080p on a single display. I would prefer it to be a Skylake CPU, but I am not immovable on that. I would also prefer the case to have a side window. Anyone have some good build suggestions?

Thank you for the build! I know would be a bit more, but do you think with the 970 that it would be best for me to wait for the 1070 in a month, or go for the 970 now and save the ~$90?
 


I tried to use a 1070 but the budget doesn't really support it without big compromises. Yes you should save a few bucks more and get it.

Would a Skylake i5 and a 1070 most likely be able to do 1080p/60fps on high or max settings for games such as Rise of the Tomb Raider, Overwatch, Witcher 3, Doom, and such?
 


Yes, on high settings easily. Ultra may require tweaking things a little bit but it should still look great.
 
if you have a local micro center the 6500 is 180.00 and has a 30.00 combo deal. with mb.
if your not going to over clock you can use a h170 micro atx mb. and r88 cosair case. for the power supply look at a good 650w unit. with a gaming pc you want to have some extra wattage on the 12v rail. in real life having a power supply loaded at 50 percent of the 12v rail will let the unit last for years. one trick on the build is add the hard drive latter when you have the funds. it slide in and plug in easy. intel dropped the kurby lake cpu to retail. in a few weeks whe nthe nda lifts you get more info on them and the newer 200 ser mb.
