i7 4790K CoreTemps reaching 100c

My i7 4790K was working pretty fine the whole year, but now it is reaching around 100c when gaming while it sits at around 60-70 idle...
Not to forget that I'm using the Intel stock cooler and the room temp here is usually 34,35,36 or sometimes near 40! Are these temps fine or should they be reduced?
Is there any solution to reduce these temps besides buying a custom cooler? And not to forget that summers are gonna last for 2-3 more months with these temps or maybe even higher!

That's quite hot for a 3-fan GPU. You should clean EVERYTHING, and get rid of all cables blocking the airflow. You can try cleaning the thermal paste and reapplying it. If that doesn't help and both are still hot... Can't help, I've never lived in an area where room temperature can be that hot. Buying an Air Con I guess?

Nowhere near fine sorry to say. Im guessing your cooler was installed improperly or its absolutely caked with dust. The cpu will throttle at those temps and reduce its clock speed in an attempt to stay cool thus lowering performance. You are also likely shortening the lifespan of the cpu letting it run that hot.

Well, if that's the case then it means that I should clean the CPU cooler, right? My case has 5 fans in total, 2 on front(Both intake), 1 on top(exhaust) and one small one on the back(exhaust). And I wanted to let you guys know that my 970 G1 is also reaching 80c when gaming. Is that a problem too or it is okay?
