mini pc build help $400-$600

I was originally gonna get a gaming laptop since I cant always be home and still want to game but I cant find anything that's a decent price so I'm thinking of just building my own desktop. I want this pc to play games at good frame rate and to be able to use unreal engine 4 at good fps. (I already have a mouse) Here's my list of preferences -Small case (I am going to school so having something that I can take around easily would help me out alot) -decent ram since I am going to be developing -smaller monitor if possible or usb monitor -at least 1TB HDD Thank you guys
