Best internet coverage option for 2-story multi-unit home

I recently bought a 2-story multi-unit home where the upstairs unit is wired with ethernet ports and this is where the cable modem is currently installed, but the downstairs is not wired for ethernet - it only has coax ports throughout. The 2 units are small (about 1,000 sq ft each) and compact and I would like to get good internet coverage throughout both units with this account. I currently have very good wired speeds (95M down and 15M up).

The downstairs coax ports do receive internet signal but I'm assuming I can't just buy another modem and plug it in since this would probably require a separate connection and account, right? As far as I can determine with some research, my possible options are:

1. Get a very good / strong wireless router and maybe an extender and just run everything downstairs with wireless.

2. Install a powerline ethernet kit. I am curious if this will work though b/c even though the buildings are structurally connected, they have separate electric meters, so I'm not sure if this will work?

3. Hire someone to run some ethernet cables to the downstairs (this is my least favorite option and would only do it if I absolutely had to as it sounds expensive and inconvenient)

4. An idea that I am not yet aware of!

Any thoughts on what is going to be the easiest way to get me the best result? I really appreciate the help!

Yes you will need another account if you have 2 modems.

It is very hard to get coverage over 2 floors with a single router. A extender will make your signal worse, it is a trade off range for quality. You pretty much use a extender when a crappy signal is better than no signal.

Powerline will have issues running through 2 different power meters especially the new electronic kind.

Ethernet will always be your best option. If you can tolerate the cable run on the outside of the house it is a pretty simple do it yourself project.

If you have coax that can be connected between the floors you can look a MoCA devices. Be aware these are not compatible with many of the whole house DVR systems and definitely not compatible with directtv.
