Good deal on used i5-3570K worth it?

Hi, so for a build I originally planned to go with a new i3-4170 and an H97M motherboard (for my mATX case) but recently I stumbled across an eBay auction for an i5-3570K with only about a day left. I've also located a P8Z77-M PRO motherboard on Aliexpress to go with it in case I win the auction. In total, it would cost approximately $220 CAD for both items (not including shipping) which would be cheaper than going with the i3 and H97M. Another alternative was a used i5-4590 with the same H97M motherboard, which would cost about the same as the 3570K and Z77 motherboard. I was wondering if the 3570K with a motherboard that supports SLI would still be worth it for a build in 2016? I do plan on overclocking if I can buy the 3570K.

Also, this build will be mainly used for flight simulation and some casual gaming.

The options are here:
- New i3-4170 with New ASRock H97M Pro4 (~$240 CAD)
- Used i5-4590 with New ASRock H97M Pro4 (~$220 CAD)
- Used i5-3570K with used ASUS P8Z77-M PRO (~$220 CAD)

TL;DR - Would purchasing the 2nd or 3rd option be better use of money in terms of performance and "future-proofing"?

I'd go the 4590 - none provide any real upgrade paths for future proofing, the 3570K is a great CPU but the 4590 is better, and the Haswell based rigs both are on H97 mobos which offer little in the way of CPU upgrades (neither will OC if you go to a K model CPU

I was thinking that I could overclock the 3570K with the Z77 as long as it can exceed the 4590 in terms of performance and possibly add a second graphics card if I find the need to. But the 4590 does seem to be the more up to date option. Anyways, if I don't win the auction for the 3570K I'll most likely opt for the 4590 option then.

Sounds like a plan - the 3570 is a great CPU, I ran mine at 4.7 (it's still running, sold it to a client when I built my Z97 rig - big thing is they aren't future proof (and to be honest, none are future proof), they just seem to be throwing out new hardware on a weekly basis ;)
