I'm doing a new build and wondering on CPUs but budget is kinda tight, So what's the difference in performance between these two when it comes to 1080p gaming?

Solution
For gaming, I'd definitely go with the unlocked i5 unless you plan on streaming or running other CPU-heavy software. The advantage of the i7 is that it will have more threads than the i5, but since games don't utilize that many threads, the i5 should be just fine. If you overclock the i5, you would get better single-core performance than the locked i7, which results in higher FPS in most games.

Thanks so much for the answer, Yes it's for gaming, But i might poke around with Unreal Engine 4, So which is more compatible with that?

This is a page I found on the UE wiki.
They recommend at least a quad core, but for higher performance they did suggest an i7. My guess is that you will be able to run UE4 nicely on the i5, however you might see performance gains by using an i7. It will be up to you and your budget to decide. If I were you I would save some money and just go with the i5 since your primary use will be gaming. :)
