Is this a good $900 build for playing the games I want and editing?

I've been saving up for my PC for 3 years now and I'm getting really close to getting all the money I need to build it. I recently keep updating the build because prices constantly change. This in my opinion is the best build I could make right now for $900 max. I also always check the reviews on Amazon and Newegg. I try my best to make sure it is a well trusted product that has good ratings. On top of that I try my best to make the build balanced in all areas. I'm looking to play games on this such as Rocket League, League of Legends and possibly MMORPGs. The programs I plan to use are Adobe Photoshop and Sony Vegas Pro. Please give me your feedback and thank you.

As a fellow vegas renderer, I rarely even use my CPU for rendering. Generally I like to render using my GPU because of CUDA or OpenCL acceleration. Generally the OC might take off a minute or two at MOST, and even then I dont see the need for it.

But isn't getting a potential 4.5 ghz much better than the 3.5 ghz I'll get with a locked one?
 
Potential 4.5 Ghz is nice indeed, but it's not worth the extra heat output, stress on your PC, and also power costs, and that's something you can look into with the next generation of intel Processors. Overclocking the i5 to 4.5 would require a heavy duty cooler regardless.

How much would the extra ghz increase video rendering time for instance? Would it be worth it?
