Those are not "low spec"...

Just looking at the spec its is quite evident that the cpu is weak from the start, the gpu is last gen .They are simply too weak to run those games well.Have you tried turning down the settings for those games, even though they may have low minimum requirements it is possible that the current settings are too taxing. The best solution i would recommend is to upgrade or replace the computer as it is reallly quite weak.

Cheers

tl;dr the comp is weak

GT610 is less powerful then currently available integrated graphics. It is intended to add video output capability, not play games.

A4 is the lowest model available from AMD in a desktop processor. A6 isn't much better, a bit surprised you didn't get an exact model...

A4, A6, A8, A10/Athlon X4, FX4xxx, FX6xxxx/Intel i3, FX8xxx, Intel i5, Intel i7

Geforce GT610 is way more than a generation old. All the way back to Fermi, and one of the smaller Fermi chips. (Fermi started out in the 400 series)

Fermi, Kepler (600/700), Maxwell (750/750ti/900), Pascal (1000)

Those are not "low spec" games, just looked at Metro 2033 and you are bellow the minimum requrements, especially in the video card. Witcher 2 you are OK with CPU but too low on the video card. Rest of them are probably in the same boat, your system is under what the games need.

Your system is for basic use, not for gaming, CPU and video card are both weak for games. What is the power supply in your system? A video card upgrade can help you quite a bit, although your CPU will hold you back in many games. You also want to upgrade to 8 GB of RAM for any newer games.

Most of those games need way more GPU and CPU power to run well. You'll get more bang for your buck by upgrading the GPU first, but you'll eventually need a faster CPU as well for optimal performance. The best upgrade path depends on your budget. If you plan to keep using this CPU for awhile, I would recommend getting an NVidia GTX 750ti - that will be more than enough, and the price is right. If you plan to upgrade CPUs soon, I would make sure that the new GPU is fast enough to not bottleneck your next CPU, even if it's overkill for your current CPU. The best option would be to upgrade both at the same - i5 + GTX 1060 or RX 480 would be great.
