Help with fps drops on high-end rig

I just got a new gaming rig and have been having a blast playing my favourite games on maxed out settings (using a 1920x1080p 144Hz monitor), mainly DOOM. It runs maxed out at an almost constant 140-150 fps dropping to ~110 fps in intensive fights. All my other games are pretty much the same, Warhammer: Vermintide, Fallout 4 with post-processing mod (ENB); all maxed out, all running at a minimum of 100 fps.

Then I remembered I wanted to play Dying Light and got the Enhanced edition...and it runs like shite. Stuttering, fps tanks to 30's and 40's most of the time, even during the night. I've got Draw Distance set to 0, tried turning Textures to Medium and Low, turned Shadow Map to Medium and turned off shadows to minimum and it still runs like ass. I've turned off nVidia HBAO+, nVidia Depth of Field...I really want to play this game but with these issues it's borderline unplayable.

Any help would be greatly appreciated. Also my friend has Dying Light: The Following Enhanced Edition and has no issues on a less powerful rig.

i7-6700k @4.0GHz
16GB Corsair Vengeance DDR4 2666MHz

*EDIT* Turned on the fps counter in Steam settings and I'm getting 70-110 fps on the pre-set 'Balanced' video settings but the choppy stuttering has got even worse. It's bad enough that I miss jumps because it's like my character animations are all robotic.
