I'm looking to upgrade my cpu for gaming and I've settled between these 2. which will be better for gaming and would be a good pair for the gtx 1060 to play 1080p games at max settings at 50 fps at the least. I have a h81m-plus which is the reason for the non k i5. I'm open to other cpu recommendations if there is a better option and also other gpus. Thanks.

In the US, I'd probably go with the i5 simply because the Xeon is $305 and the 4690 is $225. The i5-4690 + GTX 1060 would be just as capable so the extra $80 is mostly a waste if your intention is gaming. If you do something else computationally intensive then by all means, the extra money gets you another 4 threads which does deliver real-world improvement -- not double, but 10-20% is pretty common.

Either would be fine I'd probably go with the Xeon as they are likely the same or real close to the same price (they used to be at least havnt looked in a while). If there is more than a $30 difference stick with the i5 as it's actually faster clockspeed

the i5 will play most current games better because of the higher clock speed, but the Xeon will perform other tasks better due to having 4 more threads (meaning it can do almost double the amount of processing).

For games like BF4 that will already use more then 4 threads/cores the Xeon already has an advantage.

Between the two I would go with the Xeon if price is fairly close.

So here in Ireland if I order off amazon uk the xeon is 60£ more so I think I'll go for the i5 and if I find a good deal on the xeon somewhere else I'll get it. Will both of these cpus perform well in AAA titles along side the 1060 at max settings?

Neither the 1230 or 1231 v3 have onboard graphics. The 1231v3 is a year newer and 100mhz faster. For that kind of price difference I'd go with the i5.

Depending on how prices are in your area I'd also look at the i5 4590. It's usually cheaper and only slightly slower than the 4690. Usually the 4690 is close enough in price to the 4690k that it makes more sense to go with the 4590 if not overclocking and the 4690k (with a z series mobo) if planning to overclock.
